TRUSTEE’S SALE OF
VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated March 19, 2021, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 2191, at Page 276, Paul W. Snider did convey unto Andrew C. Skinner, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on
April 17, 2026 , at 3:04 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:
All that parcel of land in Wood County, State of West Virginia, as more fully described in Deed Book 1321, Page 443, being known and designated as:

Being all of Lot No. 12, Allotment No. 2 of Rayon Park Addition to the City of Parkersburg, a plat of which said addition is of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book No. 3, at Page 77.

Being the same real estate conveyed to Angela S. Nester from Angela S. Nester and William Dan Nester, Jr., by Deed dated December 14, 2015, and recorded in the Office of the Clerk of the County Commission, Wood County, West Virginia in Deed Book 1239, Page 529.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 4422 11th Avenue, Parkersburg, WV 26101.

AND BEING the same real estate which was conveyed to Paul W. Snider, by Deed dated March 19, 2021, from Angela S. Nester, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1320 at Page 393 and conveyed Paul W. Snider and Patricia Jayne O’Dell, by Deed Dated May 10, 2021, from Paul W. Snider, and recorded in Deed Book 1323, at Page 308.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
