The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated June 19, 2017, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1976, at Page 18, Gloria Landron and Eric Anthony Landron did convey unto Douglas McElwee, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on
June 12, 2026 , at 1:54 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:
All that certain lot, tract or parcel of land situate in the City of Parkersburg, County of Wood and State of West Virginia, more particularly bounded and described as follows:
Beginning at the northeasterly corner of 7th Avenue (formerly 2nd Avenue) and Gladstone Street; thence with 7th Avenue in a southeasterly direction 50.08 feet to a stake in the line of Lot No. 8; thence with the common line of Lots and 9 in a northeasterly direction 134.3 feet to a stake; thence in a northwesterly direction 50 feet to a stake in the line of Gladstone Street; thence with Gladstone Street in a southwesterly direction 131.4 feet to Seventh Avenue, the place of beginning, and known as Lot No. 9 as shown on the Parkersburg Industrial Company’s Map of Kendall Farms Addition, a plat of which is of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 3, at page 26.
This conveyance is made subject to all easements, rights of way, restriction, reservations and protective covenants, including but not limited to all oil, gas and mineral exceptions, reservatios and leases, appearing in the chain of title.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1901 7th Avenue, Parkersburg, WV 26101.
AND BEING the same real estate which was conveyed to Gloria Landron and Eric Anthony Landron, by Deed dated June 19, 2017, from Robert A. Cress, II, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1263 at Page 723.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
