NOTICE OF TRUSTEE’S SALE
NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated December 22, 2011, executed by Borrowers, Angela D Monroe and Christopher D Monroe, to David G. Palmer, the Trustee of record in the office of the Clerk of the County Commission of Wood County, West Virginia, in Book 1682, at Page 181. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 3499 Wadesville Rd, Washington, WV 26181. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated December 30, 2016, of record in the Clerk’s Office in Book 1954, Page 186. The borrowers defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Wood County, in Parkersburg, West Virginia, on the following date:

Dill, Deed Book 1162-726, THENCE along the center of Wadesville Road N 55 48′ 42″ W a distance of 70.75 feet to a point, said point being the True Point of Beginning for the parcel herein described: THENCE along the center of Wadesville Road the following three (3) courses, N. 55 48′ 42″ W a distance of 138.58 feet to a point; THENCE N. 52 46′ 00″ W a distance of 78.60 feet to a point; THENCE N 53 09′ 11″ W a distance of 90.15 feet to a point at the northwest corner of Parcel “K-3” and the southeast corner of Parcel “K-2″, Richard Wigel, Deed Book 1105-676; THENCE leaving the center of Wadesville Road, N 70 39′ 48″ E a distance of 205.21 feet to an iron pin found at 29.26 feet; THENCE N 60 33′ 53″ E a distance of 101.07 feet to an iron pin found; THENCE N 47 23′ 37″ E a distance of 79.69 feet to an iron pin found: THENCE N 40 04′ 34″ E a distance of 79.91 feet to a power pole; thence N 26 34′ 04″ E a distance of 32.30 feet to an iron pin found at the northwest corner of Richard Wigel, Deed Book 1105-676; THENCE S 62 55′ 35″ E a distance of 145.61 feet to an iron pin found; THENCE S 31 50′ 43″ W a distance of 295.75 feet to a 5/8″ capped rebar set; THENCE N 61 52′ 30″ W a distance of 97.70 feet to a 5/8″ capped rebar set; THENCE S 30 12′ 35″ W a distance of 68.10 feet to a 5/8″ capped rebar set; THENCE S 56 05′ 04″ E a distance of 51.40 feet to a 5/8″ capped rebar set; THENCE S 32 41′ 32″ W a distance of 97.56 feet, passing a 5/8” capped rebar set at 57.24 feet to the point of Beginning, containing 1.9927 Acres, more particularly shown on the plat of survey made by Charles F Hughes, Jr., Professional Surveyor No. 872, dated October 4, 2011.
Subject to all legal highways, rights of ways, easements, restrictions and reservations of record. Bearings are based on an assumed meridian and are used to denote horizontal angles only. All rebar set are 5/8″ x 30″ with a plastic cap stamped HUGHES OH 7182, WV 872.
This legal description was prepared by Charles F Hughes, Jr. Professional Surveyor 872, based on a field surveys in September, 2011.
Being the same property conveyed to Angela D Monroe and Christopher D Monroe by the Deed dated December 22, 2011 and recorded in Deed Book 1176 at Page 815 in the Office of the Clerk of the County Commission of WoodCounty, West Virginia.
TERMS OF SALE:
1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property.
2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code § 11-22-1.
3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.
4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.
5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.
6) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
