TRUSTEE’S SALE OF VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 31, 2017, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1995, at Page 522, Candia N. Balderson did convey unto James C. Gardill, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

June 2, 2021, at 8:30 AM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Vienna Corp. District, Wood County, West Virginia, and more particularly described as follows:
A parcel of land being a portion of Lot 22 of the Fairfields Subdivision #2, recorded in Plat book 2, Page 41, in Vienna Corporation, Wood County, West Virginia, and being more particularly bounded and described as follows:
Beginning at a 5/8-inc rebar found flush at the southwest corner of Lot 22, common corner to Carl F. Tanner (DB 1129 PG 565), from which a 5/8-inch pipe found flush bears N 88-07-13 W at a distance of 75.0 feet,
Thence N 01-50-22 E 159.48 feet, with the common line of said Tanner to a 5/8-inch rebar found flush in the base of a 32-inch Hackberry and in the southern right of wat line of an unnamed Alley, from which a Mag Nail found flush bears (Nelson Douglass Survey, Little Plat Book 3 Page 191) n 40-10-10 E at a distance of 15.46 feet,
Thence S 63-17-27 E 54.96 feet, with the southern right of wat line of said unnamed Alley to a 5/8-inch rebar set flush with a yellow cap inscribed “Griffith PS 2246” from which a 1-inch iron pipe found flush bears S 63017-27 E at a distance of 27.58 feet,
Thence S 01-46-49 W. 136.36 feet, leaving said unnamed Alley with a new division line through Lot 22 to a 5/8-inch rebar set flush with a yellow cap inscribed “Griffith PS 2246” in the northern right of way line of 27th Street (formerly known as Riverview Drive), from which a 1-inch iron pipe found flush bears S 88-16-08 E at a distance of 25.16 feet,
Thence N 88-16-08 W 50.00 feet, with the northern right of way line of said 27th Street to the point of beginning, containing 7,385 square feet, more or less, as surveyed by Darren A. Griffith, P.S. #2246, completed on October 17, 2017, as shown on a plat attached hereunto and made a part thereof. This survey is subject to any and all legal rights of way, easements, agreements, exceptions, covenants and restrictions set forth in prior deeds of record.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 409 27th Street, Vienna, WV 26105.
AND BEING the same real estate which was conveyed to Candia N. Balderson by Deed dated October 26, 2017, from Grico Properties, LLC, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1269, at Page 659.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
