The undersigned Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated February 12, 2002, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1006, at Page 526, Casey B. Middleton did convey unto Richard A. Pill, Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

 

Thursday, February 2, 2017, at 5:15 PM

 

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:

 

All that certain lot, tract or parcel of real estate, situate, lying and being in the City of Parkersburg, County of Wood, and State of West Virginia, more particularly bounded and described as follows:

 

BEGINNING all of Lot No. 51, as shown on a Plat of Laurel Terrace Addition, recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 4, at page 61.

 

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 4412 14th Avenue, Parkersburg, WV 26101.

 

AND BEING the same real estate which was conveyed to Casey B. Middleton, by deed dated February 12, 2002, from Brad R. Stephens and Jacqueline D. Stephens, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1035, at Page 836.

 

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in âAS ISã condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
