Situate in the City of Parkersburg, County of Wood, in the State of West Virginia, more particularly bounded and described as follows:

BEGINNING at the southwest corner of the Lee and 17th Street; thence in a southerly direction with the line of Lee Street 49 feet to a stake; thence at right angles and parallel with the line of 17th Street 53.65 feet to a stake corner to the line of Emmett C. Jeffrey; thence at right angles thereto and parallel with the west line of Lee Street and in a northerly direction 49 feet to the south line of 17th Street; thence with said south line of 17th Street and in an easterly direction 53.1 feet to the place of beginning, and being a part of Lot No. Ten, Block 2, Oakwood Park Addition, as shown on a certain plat recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 1, at Page 6, to which reference is made for a more particular description.

AND BEING the same real estate which was conveyed to Marcus J. Sprague and Stephanie C. Sprague, by Deed dated August 22, 2003, from J. Michael Walter and Letha Walter, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1056, at Page 804.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in âAS ISã condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
