NOTICE OF TRUSTEEáS SALE
Under authority of that certain Deed of Trust dated August 10, 2018 from Mark Anthony Ash to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Wood County, West Virginia in Lien Book No. 2031, at page 540, securing a promissory note in the principal amount of $81,142.64, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Wood County Courthouse in Parkersburg, West Virginia, on October 1, 2019 at 10:00 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all those certain lots, tracts or parcels of land, together with the improvements thereon and appurtenances thereunto belonging, situate in Harris District, Wood County, and State of West Virginia, and more fully described as follows:
FIRST TRACT: BEGINNING
at an iron spike set in the centerline of South Fork of Lee Creek Road and the Slate Run Road. Thence with the center of said Slate Run Road 840.70 feet to an iron spike set, being the true place of beginning. Thence leaving said Road N 35õ 48’ W 1681.70 feet to an iron pipe set in the line of Julia Goff et al, Deed Book 915, Page 564. Thence with the line of said Goff N 16õ 23’ 08ã E 52.62 feet, more or less, to an iron pipe set. Thence leaving said Goff S 42õ 50’ E 1636.24 feet to an iron spike set in the center of said Slate Run Road. Thence with the center of said Road S 32õ 44’ 31ã W 186.44 feet to an iron spike set. Thence S 36õ 30’ W 71.80 feet to the place of beginning. Containing 5.557 Acres, more or less, being tract âDã of Frames Recreation Preserve Subdivision as shown on a drawing recorded in Plat Book 3, at page 243.
SECOND TRACT:
BEGINNING at iron spike set in the centerline of South Fork of Lee Creek Road and the Slate Run Road. Thence with the center of said Slate Run Road 1104.55 feet to an iron spike set, being the true place of beginning. Thence leaving said Road N. 42õ 50’ W 1636.24 feet to an iron pipe set in the line of Julia Goff et al, Deed Book 915, Page 564. Thence with the line of said Goff N 16õ 23’ E +or- 61.00 feet, more or less, to an iron pipe set. Thence leaving said Goff S 49õ 23’ 33ã E 1145.27 feet to an iron spike set. Thence S 50õ 39’ 06ã E 458.22 feet to an iron spike set in the center of said Slate Run Road. Thence with the center of said Road S 32õ 15’ W 130.25 feet to an iron spike set. Thence S 27õ 44’ 53ã W. 126.92 feet to the place of beginning. Containing 5.491 Acres, more or less, being tract âEã of Frames Recreation Preserve Subdivision as shown on drawing recorded in Plat Book 3, at page 243.

The existence of the Land Ownerás Non-Profit Water Association, Inc. was terminated by the West Virginia Secretary of Stateás Office September 11, 1996. Public water is now available to owners of tracts in said subdivision.
TERMS OF SALE:
Ten percent non refundable cash deposit due at sale. Ninety percent balance of purchase price due within thirty days of date of sale.
